Here are some practical things you can do to manage water on your property — and some signs that you need professional help.
Keep Your Gutters Clean
Clogged gutters overflow and dump water right against your foundation. That’s exactly where you don’t want it. Clean your gutters at least twice a year and after major storms. If you have a lot of trees, gutter guards are worth the investment. It’s one of the simplest things you can do to protect your home.
Extend Downspouts Away From the House
Those short downspout elbows that discharge water at the foundation line? They’re a problem. At minimum, add extensions that move the discharge point 4 to 6 feet from the house. Better yet, bury a pipe with a pop-up emitter 15 feet or more from the foundation. We install these all the time and the difference is immediate.
Watch Your Grade Over Time
Soil settles around foundations, especially in newer construction. That settling creates low spots that funnel water toward the house instead of away from it. Check your grade every year and add soil to maintain a positive slope. It’s cheap insurance against expensive foundation problems.
Don’t Pave Over the Problem
Covering a wet area with concrete or pavers doesn’t fix drainage. It just redirects the water somewhere else — usually somewhere worse. Fix the drainage first, then build hardscape on properly drained ground. We’ve seen homeowners pour thousands into a patio on a wet site and end up with a cracked, heaving mess within two years.
Go Outside During a Heavy Rain
The best time to diagnose drainage problems is during a downpour. Walk your property (carefully) and watch where water collects, where it flows, and where it exits. Take photos and video.
